Off-gas properties are the strongest case in Teesside

Around Guisborough and out into the hill villages there are still homes on oil, LPG and electric heating, and those are where a heat pump makes the least arguable financial sense. Oil delivery pricing is volatile, LPG is consistently expensive per kilowatt hour, and both come with tank space and delivery access to worry about. Swapping either for a well designed air source system usually cuts running cost outright rather than merely matching it, and both fuels are eligible under the Boiler Upgrade Scheme, so the £7,500 applies exactly as it would to a gas conversion.

The town's own housing

Central Guisborough around Westgate, Bow Street and the market place mixes period stone and brick property with later infill, and some of it sits close to the priory conservation area, so siting is checked rather than assumed. The post-war and later estates spreading north and east, Hutton Village Road, Belmont, Fountain Street's surroundings and the newer developments towards Pinchinthorpe, are cavity built and convert predictably at 5kW to 8kW with two or three larger emitters.

Exposure at the foot of the hills

Properties on the higher ground towards Highcliff, Hutton Lowcross and the Guisborough Woods edge are colder and windier than the town centre, which nudges the design temperature and sometimes the unit size up a notch. Larger rural houses with old single-glazed sections and generous room volumes also need honest sizing: 10kW to 12kW is common, and the sums improve enormously with loft and draught work done first.
